Property size
Include all levels in the square footage, including the basement if there is one.
Property preparation
Please have the property clean, decluttered, and arranged as you would like it photographed before your appointment. Cleaning, staging, interior styling, and moving furniture or personal belongings are the client’s responsibility and are not included.
Appointment readiness
Minor final adjustments may be accommodated at the photographer’s discretion if they do not delay the session or affect other appointments. Appointment time does not include waiting for substantial cleaning or preparation. If the session cannot reasonably proceed when the photographer arrives as scheduled, it will need to be rescheduled.
Photo editing
Standard editing does not include removing or concealing property flaws, damage, or blemishes.
Amenities and access
Amenities and shared spaces are photographed only when unoccupied and photography is permitted. Please arrange all reservations, access permissions, and management or security approvals in advance. The photographer cannot obtain or negotiate access on your behalf and will not photograph restricted areas without authorization.
Cancellations and rescheduling
Weather
If weather would significantly affect the quality or safety of the booked session, the photographer may approve rescheduling at no charge, even within 24 hours. Any deposit transfers to the new date. Overcast skies or light rain do not automatically require rescheduling, particularly for interiors. Contact us before changing your plans; a request is not an approved change.
A deposit of $75 is required to complete booking.
The deposit will not be refunded if:
- You cancel or reschedule with less than 24 hours’ notice, unless the photographer approves an exception.
- The property is not sufficiently prepared at the scheduled appointment time, including when substantial cleaning or staging would delay the session and require rescheduling.
- The session cannot proceed because required access, reservations, or photography permissions have not been arranged, or nobody is available to provide the agreed access.
Minor final adjustments may be accommodated if they do not delay the session. Approved weather rescheduling transfers the deposit at no charge.
